Raleigh, NC – The Pleasant Ridge & Ramsgate Community Watch, building a safe and informed family community, is partnering with Raleigh Police Department (RPD) to bring you the following residential burglary prevention tips.

It’s unfortunate that we have to highlight crime in our neighborhood, but there have been several break-ins in the Lineberry area over the past few weeks. Trailwood Hills and Trailwood Springs have been hit pretty hard. Hot items include flat screen TV’s, jewelry, cash, laptops, and other items of convenience.

Trailwood Springs HOA Board: May Update

The Trailwood Springs Board met on May 10, 2010 at our new property manager’s office – Elite Management.  Their  office is located at 1401 Suite 116 Sunday Drive Raleigh, NC 27607.   We finalized information concerning parking restrictions, upcoming landscaping projects and topics on how to continue to increase the quality of life in our neighborhood.   We also wanted to announce our new website created by one of our neighbors, Steven Goode – trailwoodsprings.org.  Trailwood Springs residents received a newsletter in the mail this week with much of the info listed below.

Missing Trailwood Springs Sign? Again?

As many of you have seen from driving by, the first Trailwood Springs sign, at the intersection of Lineberry Drive and Paul’s Penny Lane, has been damaged. Again!  Just a little before 2:00 am on March 11th, a driver from the University Village (formerly Melrose Club apartments) parking lot collided with four vehicles in their attempt to pull out of the parking lot.

Paul Landay Memorial Bench

Last week, the Paul Landay Memorial Bench was installed in the small dog area of the Carolina Pines Dog Park. Paul passed away in August of 2009 and lived on Leadenhall Way in Trailwood Springs for many years and was very involved in our community. Paul enjoyed his mornings with his dog, Max, at the Carolina Pines Dog Park and gave of his time to keep it clean and nice for all who visited.

Lineberry Alliance Tips for Students Fall 2009 Edition

Students, welcome to the neighborhood! We hope you have a successful Fall 2009 Semester. Move-in weekend was busy around N.C. State’s campus and we know that you’re probably busy getting things in order for classes. We wanted to take a few minutes to provide you with some essential information that could make your living experience in our neighborhoods safe, enjoyable, and friendly.

We’d like to first start off by providing some tips that will help you get going in our neighborhoods:

  • Get to know your neighbors. You should know your immediate neighbors. Go introduce yourselves, exchange numbers, emails, etc. They don’t have to be your new best friends, but when you think about crime prevention, your neighbor is a good ally.
  • Our trash, recycling, and yard waste collection day in SouthWest Raleigh is every Thursday (unless there is a holiday). The city also provides other services like bulky load pick-up or special load pick-up if you can’t get everything into your city-issued bin. The city requires that trash bins be brought in by Friday at 7:00 PM, we don’t want our neighborhoods to have trash bins out all week long. Get all the info you need from how to get a recycling bin to what items are recycled at the cities page for: Garbage, Recycling and Yardwaste.
  • Party up? Volume down. Our area has traditionally been known to have a party or two. Residents have been actively calling 9-1-1 on party-goers that are too loud or violate the noise ordinance that starts at 11:00 PM. As we previously wrote, Parties Could Get Pricey, tickets are being issued with zero tolerance and will count as a strike in the PROP (see below) when a citation is issued. A conviction is no longer needed, only a citation now.
    • Be a good neighbor and keep the noise down. Make sure your guests know this is a family neighborhood. It will make things a lot easier on everyone that lives here. We’re sure that you also appreciate a nice, quiet environment to study in.
  • Park only in designated parking spots. Some neighborhoods have restricted parking like NO PARKING zones. We recommend that you do not park in no parking zones as you will get ticketed and it will cost you $30. Also, for the safety of pedestrians and cyclists, don’t park on sidewalks, block driveways, or park in areas that obstruct views. Those are cities rules, not ours.
  • Drive with respect. Because this is our, and now your neighborhood, we ask that you watch your speed. There are a lot of kids and active people in our area. Most streets in our area like Lineberry Drive, Sierra Drive, and Trailwood Hills drive are 35 MPH. Some are 25 MPH. People seem to think that Trailwood Drive is a speedway to Avent Ferry, when in fact it’s 35-40 MPH. You can go slower if you want, there’s no rush, classes will still be there. Raleigh Police Department (RPD) has been known to hand out speeding tickets like hotcakes. You’ve been warned ;)
  • Maintain your yard. Keeping your grass cut and your yard tidy is important not only for public health and welfare, but for crime prevention and neighborhood curb appeal. We’re not asking you to make the next JC Raulston Arboretum, but a well-maintained yard helps make our neighborhood look welcoming to guests and new neighbors. There are also numerous businesses in our neighborhood that specialize in landscape services.
  • Fireworks are illegal and often mistaken for gunshots. No one likes to think there are gunshots in our vicinity and with the hot, dry days, it also becomes a fire hazard. We do not want a neighbor to lose their home or have property damaged because of fireworks.

A lot of people live in this area because they love the location. We are convenient to NCSU, downtown, I-40, and have great shopping close-by. We also enjoy a great quality of life and a broad diversity of neighbors.

All of our neighborhoods have sidewalks on major streets which are great for exercising. We recently got new crosswalks along Lineberry Drive after requesting them back in January 2009. If you travel along Trailwood Drive, you’ve probably noticed our new traffic signal, it’s nice to have those improvements at that intersection.

The City of Raleigh made some updates recently to some ordinances that effect our neighborhoods:

  • For those of you renting, you need to be aware of the Probationary Rental Occupancy Permit Ordinance (PROP). The PROP now requires your landlords to be registered with the city and is focused on addressing the problem rental properties in established neighborhoods. Properties could start acquiring “strikes” in the PROP program for nuisance violations such as grass that is too tall, parties that are too loud, trash in the yard, and other public health, welfare, and quality of life issues. Real Estate Matters in Historic Rhamkatte

On June 1, 2009, the Lineberry Alliance held a meeting to discuss real estate opportunities in our area. For reference, our area is South of I-40, West of Lake Wheeler Road, North of Tryon Road, and East of Trailwood Drive. Lineberry Drive connects almost all of our neighborhoods together. At the meeting were neighbors from Camden Crossings, Whitehurst Townhomes, Trailwood Springs, Trailwood Hills, and Pleasant Ridge & Ramsgate. We were lucky to have Realtor Louise Griffin a friend from the Wade CAC join us, along with South West CAC Chair Mary Belle Pate and District D City Councilor Thomas Crowder. 2008 Trailwood Springs HOA Annual Meeting

The Trailwood Springs Homeowner’s Association 2008 Annual Meeting took place November 6, 2008 at the Carolina Pines Community Center at 7pm.  A couple of the highlights:

The board requested ideas and input that could be put into a quarterly newsletter that would be delivered to residents in the neighborhood.  The goal of the newsletter is to provide information for the homeowners & residents in our neighborhood relevant to South West Raleigh. Any of these ideas could be emailed to our property manager, Katie at Dickson Properties (katie@dickson-properties.com).

Tom Colson spoke next about deficiencies in the thickness of some of the pavement in the neighborhood streets.  He mentioned that the cul-de-sac near 2420 Long and Winding Rd would need to be repaved in the next year to prevent further sinking.

Jason Hibbets, the creator of this website, joined us and discussed his vision for getting conversations started through the Lineberry Alliance webpage.  He encouraged us to join the mailing list so that we all can stay up to date on happenings in and around the neighborhoods that boarder Lineberry Drive.

Kathy Hughes briefed us about our community watch stats.  There’s a new community watch initiative in which the 162 properties in the Trailwood Springs neighborhood will be divided into 6 sections with 6 captains.  Each captain has 20-25 houses.  Over the last year, our neighborhood had 7 alarm burglaries, 18 loud parties at 10 different addresses, and 2 suspicious persons.  She encouraged all residents to make sure your community watch captain has your contact info so you can find out when danger might be lurking or let other neighbors know.  Feel free to sign up with the yahoo message board established for our neighborhood to provide your contact info and read other neighborhood specific discussions.  This address is:  http://groups.yahoo.com/group/trailwoodsprings/

Officer Al Draughon described the new PROP (Probationary Rental Occupancy Permit) program being implemented across the city of Raleigh.  The premise will be to control problem rental properties by starting a Rental Registration Database.  Owners will be required to register their property by paying a $30 fee.  Police officers will be able to give $75 civil citations to problem properties.  The properties will be allowed 6 strikes or violations and will then be boarded up and required to be vacant for 2 years.  If owners try to avoid the database after the undecided registration window they will face a fine of $50 a day up to $2000 a month until they register.

Some of the resident questions dealt with the following issues:

  • Leaf collection doesn’t happen in our neighborhood because of the private streets
  • We need volunteers for a committee to discuss parking policy adjustments.  The board is looking for ideas on how to improve parking while keeping the majority of the homeowners happy (Email Katie)
  • Upgrades or changes to property should be cleared with the board with an “ARC” form
  • Per Raleigh Real Estate records, only 21% or 35 of our 162 properties are rental properties

Trailwood Springs Replaces Damaged Sign

Last week, Trailwood Springs HOA replaced their entrance sign at Paul’s Penny and Lineberry. Earlier in June of this year, a silver Honda crashed into the sign, completely destroying it and damaging their car.

A neighbor described the incident on the Trailwood Springs Yahoo! Group stating:

“The sign at Paul’s Penny was run over by a kid that lives in Trailwood Hills, apparently he was speeding and demolished the sign and totaled his car. He had a couple of his girl friends with him when we drove by so I am guessing he was showing off.”
